Operational Carbon Assessment for Buildings

The operational carbon of a building is the carbon emitted in the process of running that building. These emissions depend directly on the systems used in the building, notably the heating system and power systems, such as lighting. Reducing the energy use intensity (EUI) of a building not only results in lower carbon emissions, but can also lower building operational costs, depending on the choice of systems.

A thorough assessment and prediction of operational energy efficiency can be obtained using dynamic building performance simulation and energy modelling. This would have a lower performance gap, compared with assessments using compliance methods followed using RdSAP (Reduced Data Standard Assessment Procedure).

Furthermore, Part L compliance with CIBSE TM54, or BREEAM accreditation will need energy prediction and occupation assessment using detailed energy modelling techniques. Using these techniques can:

  • Improve your EPC or SBEM rating,
  • Help you achieve more credits and a higher rating for BREEAM,
  • Meet Part L energy efficiency targets.

  • ENE01, ENE04, HEA01 and HEA04 for BREEAM assessments,
  • Operational carbon reduction for new-builds and refurbishment,
  • Dynamic Energy modelling for thermal comfort and energy use reduction,

  • Thermal Calibration and energy prediction for existing buildings.

Reducing the operational carbon of a building also contributes to reduced whole-life carbon emissions, which is the combination of embodied carbon and operational carbon. Whole-life carbon assessment methods, such as the RICS professional statement, are moving to require building energy modelling, such as TM54 assessments.
